The Covenants, Conditions & Restrictions, or CC&R's as they are abbreviated, are established by the developer at the time a new development is platted.  Each home which is purchased becomes subject to these rules at the time of closing, and the CC&R's remain in place as long as the originating documents indicate.

What are the most common issues addressed in the Westwood CC&R's?

  •  Every home in Westwood is a SFR (Single Family Residence)
  • Exterior paint color needs to be approved by the Building Committee.
  •  Garbage cans are only be seen when they are put at the curb for pickup.  This includes the afternoon before, but must be taken by the evening of collection day.
  •  Fences can only be made of wood, and the design needs to be approved by the Building Committee
  •  In-home businesses which require employees and/or customers to access the Westwood home are not allowed. 
  •  The roofline height of the house is set in the addendums and cannot be altered.
  •  RV's and boats are not allowed to be stored on the property
  •  Mailbox maintenance and, if necessary replacement, is the responsibility of the owner.

  • The height and number of trees
  •  Where additional cars (if there are more than 2) can park.
